West Victorville

Dear Investor:

Take a look at what’s happening in West Victorville.

There are approximately 2,800 acres of county land in the final stages of annexation to the City of Victorville between Duncan/Bear Valley Road & Palmdale Rd/Highway 18 and Baldy Mesa Road, & Caughlin Road.

Residential Parcels are moving from 2.5 acre minimums to 4 lots per acre for all previously R1 zoned properties. This equates to a substantial increase in development potential.

Some properties are being re-zoned from Residential Property to Commercial Property, increasing value exponentially.

A new Fire Station, Police Station, Elementary, Junior and High School will be coming to the area. Schools will be part of the highly sought after Snowline School District. Construction is expected to begin on the High School in the Fall of 2007.

Baldy Mesa will be a 124 foot right of way, with commercial zoning, from Duncan/Bear Valley through to Palmdale Rd/Highway 18. A stop light is being installed at Palmdale Rd/Highway 18 and Baldy Mesa.

Builder’s have jumped on board with development in this area and are working together towards a well planned community.
