Dear Investor:

This Investor Newsletter is, as those sent before, to keep you informed about the ongoing and fast paced growth in Victor Valley.

High Desert goes Hollywood, 24 locations in, around Victor Valley expected to open for filming. The local economy could get a multi-million dollar boost with the potential opening of 24 locations throughout the High Desert to be used for filming. Since 1995, 58 feature films were shot in San Bernardino’s 1st District, which includes the entire Victor Valley.

Apple Valley: New retail development in Apple Valley keeps town’s residents shopping local. There are enough rooftops to support residents’ needs, making it easier to keep tax revenues within the Town. Just look at the number of people packing the new theater, stores and restaurants, and residents from the surrounding cities are also enjoying the shopping in Apple Valley.

Jess Ranch Market place (Apple Valley and Bear Valley Roads) – construction on the third and final phase of this 770,000 square feet retail center which is located between Jess Ranch Parkway and the Mojave River will feature Cinemark Theater, Best Buy, Bed, Bath & Beyond and 24-Hour Fitness. It is expected to generate more than $300,000 in sales tax revenues annually after its completion next spring.

Apple Valley Commons (Highway 18 and Dale Evans Parkway) – Lowe’s opened its second store, joining the region’s first Super Target. Verizon Wireless, Ultimate Gear and Carl’s Jr. are open for business and a number of permits have been pulled for additional tenants. Office Max and Ross have been confirmed as additional anchor tenants.

El Mirage: quaint, quiet and plane-friendly: Adjacent to the El Mirage Dry Lake is a fenced and highly secure airport. Established in 1942 as a satellite field for the then Victorville AAF (George Air Force Base), it now is the site for an extensive test and development facility of unmanned aerial vehicles. Currently, the fleet is primarily used for military reconnaissance, not only by our own government, but also by Turkey, Italy and Great Britain. The Mariner planes are used by the Navy and Coast Guard to find missing boats and ships around the world, as well as watching naval maneuvers.

Hesperia to get ice-skating center – 33,000-square-foot facility planned for Mariposa Road. Olympic figure skater and owner of Ice Castle in Lake Arrowhead, Anthony Liu, plans to open an Olympic training center for ice-skating and ice-hockey in Hesperia. The Hesperia Ice Castle project is part of the 32-acre Mariposa 32 project that also includes Colton Piano.

Oak Hills: Million-dollar mansions with a two-acre vineyard and $10,000 front door -- the developer is hoping to rise above the housing downturn and target the area’s elite. The homes dwarf other new homes in the surrounding area. They come complete with $150,000 worth of stonework and a four-car garage. The homes will range from $1.3 million to $2.2 million, but down the hill would normally go for 200 to 300 percent more than that.

Victorville: City officials seek foreign investors to commit to SCLA. The Victorville delegates spent 10 days in China and South Korea seeking investors for development at Southern California Logistics Airport. They talked to more than 200 people who were interested in investing at SCLA and Mayor Terry Caldwell hopes the investors will be approved, given the past success and strong establishment of the EB-5 program, where foreign citizens can get a permanent U.S. visa if they invest in an American company and create or save at least 10 full-time local jobs.

United States Cold Storage, a nationwide company that specialized in the storage and transportation of refrigerated and frozen foods, plans to build a ware house on 35 acres at the south-west end of SCLA, according to documents from the city’s Redevelopment Agency. The new facility will initially employ 25 to 40 employees, including a full office and engineering staff. There are 30 U.S. Cold Storage facilities nationwide in 10 states, The Victorville facility is the natural next phase for the growing company. Victorville is a prime location to serve all of the Southern California market with distribution services. City documents estimate the site will be valued at $21 million.

Victorville proposes to overhaul its General Plan – the first major overhaul is the addition of thousands of acres and rezoning of dozens more, in a move that could pave the way for a Wall-Mart Supercenter near Spring Valley Lake. The main focus of the proposed changes is to expand the city limits to include 37,000 acres west of Interstate 15, in what is called the Northern Expansion Area. The second major focus is to rezone parcels along intersections throughout the city to add more commercial property. This includes a 40-acre parcel along Bear Valley Road between Ridgecrest and Tamarisk road.

Arts center set to open with ‘Guys and Dolls’ to be first performance at new PAC at Victor Valley College. The Performing Arts Center is working very hard to create an oasis of performing arts in the desert. The grand opening will feature a gala dinner as well as the first performance in the new theater. The performance will be performed by the VVC theater arts students

Victor Valley: Road funding approved for $8.4 million in state money. The funding will allow for the construction of several local road projects that have been on the drawing board. It is good for the High Desert because it puts money where it’s most needed.

Commuter help is on the way -- new funds to relieve heavy congestion for commuters at the interchange at interstates 15 and 215 will be widened and reconstructed.

Corridor garners international interest – firms from around the world attend bidders’ conference for expressway from Apple Valley to Palmdale. Firms from England, Spain, Australia, Canada and the U.S. attended a bidders’ conference, anxious to participate in the building of the project. This project is one that has profound and sustainable benefits for economic development, air quality and traffic relief throughout the region. The High Desert Corridor will take thousands of trucks off crowded freeways and highways in the Inland and High Desert valleys.

Whether you are a builder, developer, or investor, Victor Valley provides a great opportunity for profitable real estate ventures. With jobs, people relocate and need housing – not all will be able to buy their own homes. Now is the time to seriously consider purchasing rental property. Invest in your future.
